LISTING AGENTS
Rob Gaschler is a real estate broker and has been licensed eight years having worked in Tucson and Phoenix markets. He has a great deal of experience with first-time home buyers. He also directs the strategy for Christian Challenge (Baptist Collegiate Ministries) for the Metro Phoenix colleges and universities affording him the privilege of coaching leaders all over the Valley. He resides in Mesa.
Co-lister Judie Christensen is a real estate broker and has been licensed since 1982. She has retired from full-time collegiate teaching and now focuses on residential real estate sales throughout the Valley. She resides in Scottsdale.

VETERANS REALTY & INVESTMENTS
Designated Broker Jace Johnston is a real estate broker and has been licensed since 1977. Prior to owning and operating Veterans Realty & Investments, he owned a Century 21 franchise in the mid-1980’s that was housed at the same location as Veterans Realty & Investments is today. Taking a struggling franchise from a few agents and developing one of the most productive Century 21 franchises in the western US with over 100 agents in three years, he sold the franchise and remained an independent broker. Judie was one of those agents in the 1980’s with Century 21 who learned the business under Jace’s tutelage.
Because it is our belief that our business comes from our spheres of influence, Veterans Realty & Investments and its brokers can offer more flexibility in our fees for service than national franchises that have high overhead costs and fees.

At our listing appointment with you, we will discuss our marketing options and corresponding fees based on your individual choices and the market conditions that prevail.
OFFER PRESENTATION & ESCROW
The marketing of your home is only a portion of the total service we provide for you, our client. The acceptance of any offer requires personal involvement with regard to items such as relocation company and title company requirements, timing, contingencies, and buyer’s ability to perform.
Once a buyer broker presents an offer to us, the Arizona Association of Realtor’s 10-page real estate contract and all addenda will be discussed with you thoroughly. You will be made aware of all terms, conditions, contingencies presented, and options available for you, the seller. An estimated net proceeds statement will be presented to you at the offer presentation for your review.
There are many steps to be taken between an offer presentation and acceptance that leads to a successful close of escrow and recordation. A successful close of escrow is the goal; a diligent effort will be made to make this process as efficient as possible through the escrow period.
Personal care will be taken by us to confirm the buyer’s ability to qualify (LSR), to guide the request for repairs (BINSR), to control all activities to be performed during the contingency period (CURE), and to coordinate the escrow process with the title/escrow company and you.
